This area lies north of the City of Port Coquuitlam, and is northeast of Coquitlam Centre (specifically, east of Pipeline Rd) and includes the neighbourhoods of Hockaday, Park Ridge Estates, New Horizons, River Springs and Burke Mountain.

The shipping most accessible is Coquitlam Centre, on Lougheed Highway

Schools

These neighbourhoods have 3 elementary schools, 1 middle school and are served by nearby Pinetree Secondary. Douglas College's Coquitlam campus is nearby.

Recreation

This part of Coquitlam is largely undeveloped, and has many open/rural spaces. There are large parklands along the Coquitlam River, including the Coquitlam River Park. The Evergreen Cultural Centre, in the Town Centre area, features a 264-seat black box theatre, rehearsal hall, art studios and art gallery. The SilverCity Coquitlam movie complex has 20 screens adjacent to Coquitlam Centre. Nearby are the 336-seat Terry Fox Theatre in Port Coquitlam. Johnson St view north to Guildford, in Coquitlam

Homes

This community is mostly single family homes, some in urban settings, some in rural acreage settings. Future residential development is expected to occur on the east side of the Coquitlam River, with a long anticipated David Avenue bridge.
