These communities are close to Burnaby Hospital and the campus of BCIT, between Boundary Rd to the west and Royal Oak Ave to the east and between Canada Way and Moscrop Rd. The area includes the neighbourhoods of Cascade and Forest Lawn.
This area is mostly single family homes, with density rising around Canada Way and north of Avondale Park
The community is served by one elementary school and by Moscrop High School. It is also adjacent to BCIT.
There are a number of plazas along Canada Way, and Brentwood Mall is just to the north of the area, and Metrotown is just to the south.
The neighborhood and a number of small parks scattered around, and is home to the Discovery Conservation Lands, just east of Burnaby Hospital.
