This area is adjacent to the Lougheed Highway and the Trans-Canada Highway through Coquitlam and includes several neighbourhoods along the Fraser River: Cape Horn and Maillardville. This community has significant manufacturing, warehouse and logistics businesses south of the Trans-Canada Highway with some spilling over north of the Lougheed Highway. The Trans-Canada highway gives the community's middle-class families reasonably fast access to Vancouver This community also has SkyTrain access (Braid) just southwest of Brunette & the Trans-Canada Highway.
There shopping along Lougheed Highway around King Edward, and a wide range of "big box" retailers along the south side of the Trans-Canada, along United Boulevard.
This community has 8 elementary schools, and 2 secondary schools. Coquitlam College is nearby, just north of Austin, and Douglas College's New Westminster (main) campus and Simon Fraser University's campus in Burnaby are not far away.

Most housing in this part of Coquitlam are single-family houses, with several low-rise multi-family condo development stretched along the south side of Brunette. These are slowly squeezing out the several mobile home parks and the light industrial/office buildings in the area, In historic Maillardville, there are some older wood-framed heritage homes in an area undergoing a renewal.
