This part of Kelowna is situated very close to the heart of Downtown Kelowna and has a population of about 21,000. North Kelowna is north of Highway 97 to Knox Mountain and from Okanagan Lake to Gordon Drive. South Kelowna extends south from Highway 97 to K.L.O. Road and from Okanagan Lake to Gordon Drive. These neighbourhoods are walking distance to shopping, the lakefront, various parks, beaches and recreational activities. There are fixer-uppers, older heritage homes and newer lakefront homes and condo properties in this area.
This area includes Downtown Kelowna, Kelowna General Hospital and Okanagan University College, and is a five minute drive to Orchard Park Mall, and 20 minutes to Kelowna International Airport.
This part of Kelowna has 3 elementary schools (1 with French Immersion), 2 middle school and a secondary school. This area is home to Okanagan University College, and has a transit route that goes to the UBC Okanagan campus.
The area has Kelowna's central business district which has grocery stores, boutiques, pharmacies, banks, and offices. The city's malls are just to the east on Highway 97.
There are many parks in this part of Kelowna, but most notably Waterfront Park (with a marina) and Knox Mountain Park, with its great city views. The area has playgrounds, sports fields, and recreational pathways for hiking, biking, and walking and beaches at Strathcona Park and Kinsmen Park. There is also a small movie theatre in the neighbourhood.
Kelowna South has both heritage and contemporary homes, including many lakefront properties. Kelowna North has a mix of starter homes, heritage homes, and condo developments.
