  • This area has a number recently built subdivisions, and is nestled southeast of Highway 1, and west of Prince of Wales Drive. Assiniboine Ave to the south, provides quick access to Highway 1 and points west (like the University and the airport), and Arcola Ave provides the main (though lengthy) route into town.

The neighbourhoods here include University Park, Varsity Park, Gardiner Park, Gardiner Heights, Wood Meadows and Spruce Meadows. Most homes here were built 15 to 25 years ago. The community is young, has good local shopping facilities and schools, and is far from airport noise. Unfortunately the High School is a commute away.

    Schools
The community has four public elementary, two Catholic elementary, and a public library just to the east. High Schools for local students are a commute. The University of Regina is quickly accessible via Highway 1.

    Shopping
Shoppers generally head to the Victoria Square shopping centre to the north, with its "category killer" stores.

    Recreation
This community is in the middle of a range of recreational opportunities. To the south is Wascana Waterfowl Park, connected by parkland and a recreational pathway. There is a Leisure Centre to the east of the community and the Wascana Country Club is to the south.

Homes Homes in this area are mostly detached, with several apartments and townhouse/condos. House prices in University Park range from $123,000 to $165,000, in Varsity Park homes range from $159,000 to $182,000, in Gardiner Heights from $82,000 to 183,000, in Gardiner Park from 130,000 to 180,000, and in Wood Meadows from 70,000 to 149,000.
