    Assiniboine Park Entrance View

This community is nestled between Waverly in the east, Shaftesbury Blvd and the Assiniboine Forest in the west, Wilkes Ave in the south, and the Assiniboine River in the north. The area is close to downtown, with out the hustle and bustle, close to the city’s best parks, and also easily accessible to the airport to the northwest.

River Heights is home to many young professionals, executives and media personalities. Old River Heights, north of Corydon was developed between 1900 and 1940, while the area south of Corydon was built after 1940. The area’s older attractive homes are well maintained, and the ones north of Corydon tend to be in short supply, though the area south of Corydon tends to have more homes for sale. Homes in this area sell for a wide range from $80,000 up to $1 million.

Tuxedo lies between Kenaston and the Assiniboine Forest. Old Tuxedo is north of Corydon, and right beside Assiniboine Park. This area has many older elegant homes with prices generally starting at $300,000. Homes in Central Tuxedo (also called Tuxedo Park or Mountbatten) between Corydon and Grant are about 30 years old and feature homes in the $180,000 to $300,000 range, with smaller older homes running $110,000 to $150,000. South Tuxedo, south of Grant has newer homes in the $200,000 range. The new community of Tuxedo West has a small lake, complete with fountains.

South of Wilkes Ave and Wilkes/Waverly Park with its small lake is the community of Linden Woods, which has been under development for the past 15 years. This recently built community is centered around a 13 acre lake and adjoining Van Walleghem Park and Muys Park. The community already has 1800 homes, with another 600 planned. The green creates a relaxed atmosphere in a community surrounded on three sides by industrial parks. This southern community has good road access to the airport as well as the University of Manitoba campus. Homes here run $125,000 to $500,000..

    Schools

Two school districts mange the schools in this area: River Heights, east of Kenaston, is part of Winnipeg School District #1, and Tuxedo, west of Kenaston, is part of Assiniboine South School District #3. River Heights has 8 elementary schools, 4 religious private schools (one Christian, two Hebrew, one Mennonite), and secondary students go to nearby Grant Park just to the east. Tuxedo has two elementary schools, and two high schools (including a Catholic one), and is home to the Asper Jewish Community Campus.

    Shopping

Shopping in the area is concentrated along the major east-west thoroughfares. Tree-lined Academy Road, between Kenaston and Elm Streets, has a variety of gourmet food stores, gift shops, as well as upscale boutiques, restaurants and services. There are two small malls, Tuxedo Park on Corydon, and Kenaston Village on Grant. For major shopping expeditions, many area residents head east a bit to Grant Park.

    Recreation

Fort Whyte Centre for Environmental Education

This area is one of the best in the city for recreation. Just to the east is Grant Park with its Pan Am Aquatic Centre and athletic field. On the south is Wilkes/Waverly Park with the Kinsmen Recreation and Fitness Centre and small lake, and the Winnipeg Soccer complex just a bit further south, past Wilkes.. To the west is the Assiniboine Forest with its numerous hiking and cross-country skiing trails and the municipal Tuxedo Golf Course. The centerpiece of the community is the Assiniboine Park, with its formal gardens, pond, cricket pitch, miniature train, the Leo Mol Sculpture Garden, English Garden and International Goodwill Garden, and pedestrian bridge to the north bank of the Assiniboine River, and last but not least, the Assiniboine Zoo. The community has 6 outdoor rinks, 1 indoor arena, 2 indoor pools, 8 tennis courts, 1 lawn bowling lanes, and 2 running tracks. The closest cinemas are nearby Grant Park, with Polo Park just across the river.
