  • North Surrey is a fast-growing, largely working-class neighbourhood with a substantial South Asian community. Surrey is also becoming the Lower Mainland's envisioned "second downtown," around Whalley which is easily accessible to/from the SkyTrain. Surrey is linked to Vancouver with four SkyTrain stations: Scott Road, Gateway, Surrey Centre and King George. From the King George SkyTrain Station, in North Surrey, it is a 35 minute ride into downtown Vancouver. Commuting into Vancouver is north via Fraser Highway (1A) or King George highway (136 Street) to Highway 1, or west via Highway 10 to Highway 99. The community is about 40 minutes (non-peak) from Vancouver International Airport.

    Homes
    Homes in North Surrey run $160,000-400,000; while townhouses can cost $130,000-220,000; and condos are typically in the $80,000-170,000 range.

    North Surrey is known for its strip malls, new subdivisions and condo developments and considerable light industry. Generally, older split-level detached homes and bungalows interspersed with new senior-executive dwellings. In the eastern part of Surrey, Guildford (with easy access to Highway 1) and Fleetwood (close to Highway 1A) are home to fairly conventional middle-income housing subdivisions. Around the SkyTrain stations, you’ll find clusters of low- and highrise condos. New developments in North Surrey include Glenwood, Fraser Glen and Cedar Grove Estates.

    Schools
    Surrey has 92 elementary schools, and 17 secondary schools (with more opening each year). There are 23 independent schools and several adult and continuing education facilities. At the post-secondary level, Surrey has two campuses of Kwantlen University College. Trinity Western University is in nearby Langley, and BC institute of Technology and Simon Fraser University are in nearby Burnaby.

    Shopping
    There are a number of shopping centres in Surrey, the larger ones in the north, closer to the SkyTrain stations.

    Recreation
    Surrey has more than 16 gold courses and driving ranges, 10 of them in North Surrey. The City has more than 3,000 acres of park land, combining passive recreation, nature trails, and sports like swimming and tennis. North Surrey has its several Athletic Parks with a variety of sports facilities, including the Newton Wave Pool. Beaches in South Surrey are easily accessible at either Crescent Beach, Ocean Park and White Rock.
